What this means for a seller. Your listing photography is your showing. If the online presentation is weak, you are eliminated before anyone calls. Access matters enormously because these buyers have a narrow window in town. And they need documentation: roof age, HVAC age, HOA and CDD figures, insurance history. Have it ready.
Group Two: The Within-Florida Move-Up Buyer
People already living in St. Johns County or the region who bought several years ago, built equity and are ready for the next house. Often moving from an inland master-planned community toward the coast, or upsizing, or downsizing after the kids left.
How they shop. Knowledgeably and slowly. They know what a CDD is. They know what things sold for on their own street. They are hard to impress with amenity descriptions because they already live in an amenity community.
What they care about. Whether this is genuinely an upgrade. Lot position and orientation. Whether they are giving up something they will miss. The timing of their own sale.
What this means for a seller. These buyers are often contingent on selling their own home, which affects the strength of their offer. They are also the most likely to catch you overpricing, because they have real local knowledge.

Group Three: The Local Buyer
Families, first-time buyers, people moving within the region for work or space. Sensitive to payment, sensitive to rates, and the group most affected by financing conditions.
How they shop. Payment first. They are working backward from a monthly number, which means insurance and CDD assessments are not abstractions to them. A high total carrying cost can eliminate a home for this buyer even when the price is in range.
What they care about. Condition, because they may not have reserves for a new roof. Move-in readiness. Whether the home will appraise. Anything that could complicate financing.
What this means for a seller. If this is your buyer, deferred maintenance is expensive. An FHA or VA buyer has property condition standards, and an issue that a cash buyer would shrug at can kill a financed deal. Fix it before you list.
Group Four: Investors and Second-Home Buyers
Smaller share, concentrated at the coast, on Amelia Island and in the condo segments. Includes short-term rental buyers, long-term rental investors and people buying a second home they will eventually retire into.
How they shop. On numbers. Rental potential, HOA rules on leasing, insurance cost, and in the case of short-term rentals, local ordinance restrictions, which vary significantly by municipality in this region.
What this means for a seller. If you own a condo or a coastal property, know the leasing rules in your association cold. A restriction on short-term rental eliminates a whole buyer segment, and a permissive rule expands it.
The Military and Veteran Factor
Worth its own note. Naval Station Mayport, NAS Jacksonville and Kings Bay put a steady population of active duty and veteran buyers in this market, many using VA financing. They are frequently on a compressed timeline driven by orders and they know how to move fast.
If your home is in the corridor serving those installations, understanding VA loan requirements and appraisal standards is worth the effort. It is a real and reliable buyer pool.

- Which group will this home most likely attract? Price point, community, floor plan and location determine it more than anything you can control.
