Tributary in Yulee: What You Need to Know in 2026

by Joey Larsen

Calm river and bridge lined with trees in Yulee, Nassau County, Florida

Late afternoon on State Road 200 in Yulee, the eastbound lanes fill with people heading home toward Fernandina Beach and Amelia Island. You turn off onto Tributary Drive, and within half a mile the highway hum is behind you. A sidewalk runs along the street, the light comes off the lake by the amenity center, and the only real decision left is whether to walk the dog before dinner or after.

That short turn is Tributary in a nutshell: close to I-95 and State Road 200, but set apart once you are inside.

Quick Answer

Tributary is a master-planned community in Yulee, in Nassau County, off State Road 200 (A1A) a little over 2 miles west of I-95. As of late October 2026, David Weekley Homes and Lennar were selling new homes there, active MLS listings ran from $359,900 to $649,900, and homes carry both an HOA fee and a Community Development District (CDD) assessment.

A quick correction: Tributary is in Nassau County, not St. Johns County. Older versions of this page placed it near World Golf Village, which is about 54 miles south by road.

Where Is Tributary, Exactly?

Tributary Drive connects the community to State Road 200 (also signed A1A) in Yulee. From that intersection it is about 2.2 miles east along State Road 200 to the I-95 interchange at exit 373. GreenPointe, which lists Tributary among its communities, describes it as two exits north of Jacksonville International Airport and River City Marketplace, with Fernandina and the beaches of Amelia Island to the east.

Here is how far the everyday trips are. These are road miles from the Lily Pond Court area of Tributary, measured with OpenStreetMap routing in October 2026. Your drive time will depend on traffic and the time of day.

DestinationRoad miles
River City Marketplace (Jacksonville)13.1

Centre Street, downtown Fernandina Beach17.5
Main Beach Park, Amelia Island18.5
Jacksonville City Hall, downtown23.9
St. Johns Town Center32.3
World Golf Village (St. Johns County)53.9

If you are coming from St. Johns County, that last line matters. Tributary is a Nassau County address with a Nassau County tax bill, and it is a north side of Jacksonville commute, not a St. Augustine one.

Who Builds in Tributary, and What Do Homes Cost?

GreenPointe, a Jacksonville company, describes Tributary as a mixed-use master plan of about 1,500 acres with approximately 3,200 single-family homes, townhomes and multi-family residences. Nassau County parcel records list the Three Rivers Community Development District as the owner of common tracts in the first phase, such as a stormwater pond.

Two builders had active Tributary sales pages when we checked on October 28, 2026:

  • David Weekley Homes, Tributary 50': one- and two-story plans from $366,900, about 1,707 to 2,796 square feet, on 50-foot homesites.
  • David Weekley Homes, Tributary 70': a newer section of 70-foot homesites, with plans from $498,900 and homes from 2,604 to 3,482 square feet.
  • Lennar, Lakeview at Tributary 50's and 60's: priced from $459,990 to $629,990 as of October 28, 2026, with plans of about 1,929 to 2,726 square feet and two or three bedrooms.

GreenPointe's builder list also names Dream Finders Homes and Richmond American Homes, which built in earlier phases. Those homes now come up as resales. On the MLS, there were 39 active Tributary listings on October 28, 2026, from $359,900 to $649,900, all of them single-family homes built in 2021 or later.

Lennar markets Lakeview as active-adult living, and its brochure describes the collections as serving both all ages and active adults 55+. If an age requirement matters to you either way, ask the sales team to show you the rules for the specific home in writing.

The Amenities: The Lake, The Lookout and the Trails

The shared amenities are built around a lakefront amenity center, which David Weekley's pages call The Lookout. GreenPointe lists a resort-style pool, an adventure play area for younger kids, a fitness center, pickleball courts, entertainment areas and a dog park. David Weekley adds a lifestyle director, fire pits, a multi-purpose playfield, green belts and trails.

Lennar's Lakeview section has its own amenities planned along the central lake: an 8,000-square-foot clubhouse with a fitness center, a resort-style pool with cabanas, tennis and pickleball courts, a bocce lawn and a full-time lifestyle director.

Then there is the water. GreenPointe says Tributary connects to Boggy Creek, which leads to the Nassau River and the Atlantic. David Weekley's pages describe Boggy Creek access as future and mention a nearby boat ramp to the Nassau River, so ask what is open today before you count on it.

What You Pay Each Year: HOA, CDD and Nassau County Taxes

Budget for three separate lines.

HOA. Most active Tributary listings on October 28, 2026 showed a $150 annual association fee, which matches what David Weekley lists. A few listings showed $100 a year, and a few showed about $404 a quarter. Lennar's brochure for Lakeview estimates HOA dues at about $134.75 a month. The takeaway: the number depends on which section the home is in, so read the listing's HOA fields and ask which associations apply.

CDD. Tributary sits in the Three Rivers Community Development District. David Weekley lists a CDD figure of $2,915 for its 50-foot section and $3,142.97 for its 70-foot section, and Lennar's brochure estimates special assessments at about $2,637.83. On active MLS listings in late October 2026, the CDD amounts entered ranged from $1,273 to $3,125.35. Get the figure for the exact lot, and ask whether any of it is a bond payment that can be paid off.

Property taxes. Lennar's brochure puts the approximate tax rate at 1.41% for Lakeview, as of October 28, 2026. That is a builder estimate, not your bill. If Tributary will be your permanent home, file for homestead with the Nassau County Property Appraiser. You must own and live in the home as your permanent residence on January 1, and the deadline for tax year 2027 is March 1, 2027.

For the 2026 tax year, Florida's homestead exemption is worth up to $51,411 of assessed value ($25,000 against all taxes plus $26,411 against non-school taxes), according to the Property Appraisers' Association of Florida. Save Our Homes then limits yearly increases in your homestead's assessed value to 3% or the change in CPI, whichever is less. One thing homestead does not touch: non-ad valorem assessments, which is how CDD charges are usually billed.

Also watch the November 3, 2026 ballot. Amendment 3 needs 60% approval. If it passes, the non-school homestead exemption would rise to up to $150,000 in 2027 and up to $250,000 in 2028 for people who are Florida residents by December 31, 2026. People who become residents on or after January 1, 2027 would start at $50,000 and qualify for the larger amount beginning the fifth year. Moving here soon? Tributary vs. Wildlight and the Rest of Yulee

Wildlight is the other big master plan in Yulee, and the two are different in scale. Rayonier is the master developer of the 24,000-acre Wildlight community through its subsidiary Raydient Places + Properties. Its Garden District, at Riverbluff Parkway and Pages Dairy Road about 9 miles east of I-95, covers about 4,700 acres with 2,000 acres of conservation land and is planned for about 4,100 homes, according to the Jacksonville Daily Record. Its first Garden District builders, announced in September 2025, are Ashton Woods, David Weekley Homes, Perry Homes and Toll Brothers.

Tributary is smaller and sits west of I-95, close to the interchange. Wildlight's Garden District puts you farther east, toward Fernandina Beach. David Weekley builds in both, which makes it easy to compare similar floor plans across the two. For a broader look at the area, see our guide to living in Yulee and Nassau County.
