Relisting Your St. Johns Home After It Didn't Sell
When should I relist my St. Johns home after it didn't sell?
Relist when something real has changed: the price, the presentation, the terms or how the home is marketed. In ZIP code 32259 over the past year, 433 resale homes came off the market without selling. 100 of them sold later, 51 of those with a different listing agent; 67 are back on the market or under contract; and 266 are still off the market. The homes that sold later took about 166 days on the market in total and sold for 90.4% of their highest asking price.
Your listing ended, or you pulled the house after a long stretch of showings and no offers. Now you're deciding whether to try again, and how. Joey Larsen, a REALTOR® with La Rosa Realty North Florida, helps St. Johns, Fruit Cove and RiverTown homeowners sell after their home didn't. Here's what the local numbers say, and how to make a relaunch count.
What happened to St. Johns homes that came off the market
| What happened next (433 resale homes) | Homes |
|---|---|
| Sold later | 100 |
| Back on the market or under contract | 67 |
| Still off the market | 266 |
The homes that sold later spent a median of about 166 days on the market in total and sold for 90.4% of their highest asking price, compared with 31 days and 96.8% for resale homes that sold the first time. Of the 100 that sold later, 49 sold with the same listing agent and 51 with a different one.

First, check where your listing stands
- Expired: the agreement reached its end date. Florida law requires listing agreements to have a definite end date, and the agreement can't require you to give notice to cancel after it expires.
- Withdrawn: the home is off the MLS, but the agreement may still be in force. Read it before you talk to other agents.
- Canceled or terminated: the agreement has ended. Florida Realtors forms allow a conditional or unconditional termination when the brokerage agrees.
Many agreements also have a protection period. If a buyer who saw your home during the listing buys it within a set time afterward, a commission may still be owed. Read yours, and talk to your brokerage if you're unsure. This isn't legal advice.
When to relist
- When the home is ready to compete. That means priced against what's listed this week, new construction included.
- When you've dealt with what buyers objected to. Fix it, or price for it.
- When the listing will look different. New lead photo, new first line, and any new terms in place before the home goes live.
- Not just when the calendar says spring. Late winter and spring bring more buyers to Northeast Florida, and more competing listings too.
Your relaunch checklist
- Update your disclosures. Florida sellers must disclose known defects that buyers can't readily see, including anything a buyer's inspection turned up. The Florida flood disclosure is due at or before contract.
- Have the HOA and CDD details ready, including the HOA disclosure summary if your home is in an association.
- Decide on terms. A closing-cost credit or rate buydown can bring buyers back without changing the price, and in 32259 your competition includes builders offering both.
- Plan the launch. When Joey Larsen relaunches a home, Joey takes it straight to the agents whose buyers match it and to the agents who recently closed similar homes nearby, instead of relying on the MLS alone.
Questions sellers ask
How soon can I relist after my listing expires?
Once the agreement has ended, you can relist right away. Whether the MLS treats it as a new listing or keeps the history depends on MLS rules, and buyers' agents can usually see the full history.
Can I relist with a different agent?
Yes, once your agreement has ended or you've been released. If it's still in force, talk to your current brokerage first. In 32259, about half of the resale homes that came off the market and sold later did so with a different agent.
Will buyers think something is wrong if I relist?
Some will ask. What answers them is a change they can see: a new price, new photos, new terms or repairs done. A relist that looks exactly like the old listing tells buyers nothing has changed.
Do I owe my old agent anything?
Possibly, if a buyer who saw the home during the listing buys it during the protection period. Check your agreement. This isn't legal advice.
