Moving From Missouri to Northeast Florida: The Honest Version

The Winter You Are Leaving Is the Point

Anyone who has spent a February in St. Louis knows the specific gray. Not dramatic weather. Just forty days of low cloud, wet pavement, a car that never gets clean, and a sun that sets before you leave the office. You do not complain about it. You just stop going outside from December until sometime in April.

People who move from Missouri to Northeast Florida almost never mention beaches first. They mention February.

The Financial Picture

Income tax. Missouri taxes income at graduated state rates. Florida does not tax income at all, and does not tax retirement distributions, pensions or Social Security at the state level. For a household drawing down retirement accounts, that is a permanent monthly change.

Housing. This is where the news is mixed. Most Missouri metros are more affordable than St. Johns County or coastal Northeast Florida. If you are selling a comfortable home in Chesterfield, Kirkwood or Leawood, your proceeds will go further than a national-average seller's would, but you should not expect to buy more house than you had.

Property tax. Missouri property tax rates vary widely by county. Florida rates in St. Johns, Duval and Nassau counties are meaningful, and newer master-planned communities add a CDD assessment on top. The Florida homestead exemption and the Save Our Homes assessment cap are real benefits, but they apply after you establish residency and file, and they do not carry over from a prior owner.

Insurance. Expect homeowners insurance to be higher than what you paid in Missouri. Florida carriers weigh roof age, roof material, wind mitigation features and flood zone heavily. Get an actual quote during your inspection period on any home you are serious about.

Vehicles. Missouri personal property tax on vehicles goes away. Florida does not levy it. That is a small annual win that surprises people.

The Weather Trade, Both Directions

Missouri has genuine four-season weather with real extremes on both ends. Ice storms, tornado season, and summers that are hot and humid enough that Missourians are better prepared for Florida heat than most transplants.

That is worth saying plainly: a St. Louis or Kansas City July is not that far off a Jacksonville July in terms of how it feels. What is different is the length. Missouri gets about ten weeks of that. Northeast Florida gets about four months.

The compensation is the other eight months. From October through May, Northeast Florida delivers the kind of weather Missouri gets for maybe six weeks in spring and six in fall, except continuously. Christmas outdoors. February golf. March that is genuinely warm.

Storms swap too. You trade tornado watches and ice for hurricane season, which runs June through November. Hurricanes come with days of warning rather than minutes, which most people from tornado country consider an upgrade in terms of preparation, if not in terms of scale.

Where Missouri Transplants Tend to Land

From suburban St. Louis or Kansas City: St. Johns County master-planned communities are the closest match to what you know. Nocatee is the largest and most amenity-dense, with a town center, trails, water park and golf cart culture. Shearwater, Silverleaf and RiverTown offer similar structure at varying price points and build-out stages. If you liked a well-organized suburb with good bones, this is the translation.

If you want water: RiverTown sits on the St. Johns River, which will remind you a bit of living near the Missouri or the Mississippi except warm and with palm trees. Genuine river frontage exists there.

If you want a town, not a subdivision: Fernandina Beach on Amelia Island has a historic downtown with real character. St. Augustine has more history than anywhere in the country. Both feel more like a place and less like a development.

If you want the beach: Ponte Vedra Beach is quiet and residential. Jacksonville Beach has energy. Neptune and Atlantic Beach are the walkable small-town versions. All price above comparable inland options.

What Will Actually Feel Different

• No basement. Missouri homes have them. Florida homes do not. Everything you stored downstairs now needs a plan, and garages here work harder than you expect.
• The yard never sleeps. Nothing goes dormant. Grass grows twelve months a year and so does everything else. Budget for lawn service or budget for Saturdays.
• Flat. Missouri has hills, bluffs and real topography. Northeast Florida has none. Some people find it restful and some find it strange for a year.
• Different pace of neighborly. Missouri neighborliness is steady and long-term. Florida neighborhoods, especially master-planned ones, are full of people who also just arrived. It is faster to make friends and it takes more intention to keep them.
• Screened everything. Lanais, porches, pool cages. It takes about a month to stop noticing the screen and start appreciating it.

Getting Back Home

Jacksonville International Airport has connecting service to both St. Louis and Kansas City, and depending on the season and carrier, occasional nonstop options. Driving is roughly twelve to fourteen hours from St. Louis and longer from Kansas City, which is a two-day trip most people do once and then stop doing.

Plan for family to visit rather than for you to go back constantly. A guest room and a decent air mattress will earn their keep, particularly in January and February.

The Residency Checklist

File for the Florida homestead exemption with the county property appraiser by the March 1 deadline for the following tax year. Get a Florida driver license and register vehicles, generally within thirty days of establishing residency. Register to vote. Consider filing a Declaration of Domicile, which creates a clean record of when your Florida residency began. Update estate documents to Florida law if you have a will or trust drafted in Missouri.
