Listing Expired in World Golf Village or Palencia?

by Joey Larsen

My listing expired in World Golf Village. What now?

When a Florida listing reaches its end date, the home comes off the MLS and the agreement ends, so you're free to relist with the same agent, hire a new one, rent the home, or wait. Around World Golf Village and Palencia, 690 resale homes came off the market without selling over the past year; 149 of them sold later, 106 are back on the market or under contract, and 435 are still off the market. A relist works best when something real changes: price, presentation, terms or marketing.

A listing that ends without a sale is frustrating, especially after months of keeping the house show-ready. The good news is you have options, and the next move is yours to make. Joey Larsen, a REALTOR® with La Rosa Realty North Florida, helps World Golf Village and Palencia homeowners sell after their home didn't. Here's how it works in Florida and what to think through before you relist.

First, check where your listing stands

  • Expired: the agreement reached its end date. Florida law requires listing agreements to have a definite end date, and the agreement can't require you to give notice to cancel after it expires.
  • Withdrawn: the home is off the MLS, but the agreement may still be in force. Read it before you talk to other agents.
  • Canceled or terminated: the agreement has ended. Florida Realtors forms allow a conditional or unconditional termination when the brokerage agrees.

Many agreements also have a protection period. If a buyer who saw your home during the listing buys it within a set time afterward, a commission may still be owed. Read yours, and talk to your brokerage if you're unsure. This isn't legal advice.

What happened to homes that came off the market here

Over the past 12 months, 690 of 2,409 resale homes in ZIP codes 32092 and 32095 came off the market at least once without selling. Here's where they are now:

What happened next (690 resale homes) Homes
Sold later 149
Back on the market or under contract 106
Still off the market 435

The homes that sold later spent a median of about 199 days on the market in total and sold for 89.9% of their highest asking price, compared with 49 days and 95.8% for resale homes that sold the first time. Of the 149 that sold later, 76 sold with the same listing agent and 73 with a different one.

Your options

  • Relist with the same agent, with a new plan. Ask what will be different this time: price, photos, description, terms, or where it's promoted.
  • Interview a new agent. Ask who has been buying homes like yours nearby, what that agent would change first, and how the home will reach agents who already have matching buyers.
  • Rent it for now. That can work if the numbers cover your costs and your HOA allows it. Plan for wear, vacancy and the time it takes to sell later.
  • Sell to a cash buyer. You'll usually trade price for speed and certainty. Get the cash offer and the market plan side by side before you decide.
  • Wait. If you have no deadline, waiting is fine. Just know the reason it didn't sell is likely still there when you come back, and so are the builders.

Before you relist

  • Update your disclosures. Florida sellers must disclose known defects that buyers can't readily see, including anything a buyer's inspection turned up. The Florida flood disclosure is due at or before contract.
  • Refresh the first impression. New lead photo, new first line, and the features buyers in your price range care about most.
  • Price against the new homes too. With nearly half of sales here going to new construction, your relist will be compared with a builder's offer.
  • Decide on terms. A closing-cost credit or rate buydown can bring buyers back without changing the price.
  • Plan the launch. When Joey Larsen relaunches a home, Joey takes it straight to the agents whose buyers match it and to the agents who recently closed similar homes nearby, instead of relying on the MLS alone.

Questions sellers ask

How soon can I relist after my listing expires?

Once the agreement has ended, you can relist right away. Whether the MLS shows it as a new listing or keeps the history depends on MLS rules, and buyers' agents can usually see the full history.

Can I relist with a different agent?

Yes, once your agreement has ended or you've been released. If it's still in force, talk to your current brokerage first.

Do I owe my old agent anything?

Possibly, if a buyer who saw the home during the listing buys it during the protection period. Check your agreement. This isn't legal advice.

When is the best time to relist here?

Late winter and spring usually bring more buyers to Northeast Florida, and more listings too. The best time is when your home is ready to compete: priced right, presented well and easy to show.
