Is Ponte Vedra Beach a Good Place to Retire?
It is a Tuesday in March, a little after eight in the morning, and the trail near the Guana River Dam is quiet except for the wind in the palmettos and an osprey working the water. You have the path almost to yourself. By ten you could be on a tee box at TPC Sawgrass, by noon at a doctor's appointment, and by four back on the sand with your feet in the Atlantic. That is the version of retirement people imagine when they type this question into a search bar. The honest answer includes the parts the brochures skip.
Ponte Vedra Beach offers a daily life built around the beach, golf at places like TPC Sawgrass and the Ponte Vedra Inn & Club, the GTM Research Reserve, short drives to Mayo Clinic and Baptist Medical Center Beaches, and no Florida personal income tax. The tradeoffs are cost (a $1,000,000 median sold price in 32082 in September 2026, per FlexMLS), insurance and flood expenses, summer heat, hurricane season and traffic on A1A and J. Turner Butler Boulevard. Whether it fits depends on your budget and the routine you want.
What an Ordinary Week Looks Like
Days here tend to build around a few anchors. The beach is the first one, best walked early before the heat builds. The second is the GTM Research Reserve (Guana Tolomato Matanzas National Estuarine Research Reserve), which stretches along A1A south of the main part of town with trails, marsh views and a quieter beach. Its visitor center is at 505 Guana River Road. Our guide to the Guana Reserve covers the trails in more detail.
Golf is the third anchor for many people. TPC Sawgrass, at 110 Championship Way, has two Pete Dye courses, THE PLAYERS Stadium Course and Dye's Valley Course. The Ponte Vedra Inn & Club has its Ocean Course and Lagoon Course, with membership by application. Membership costs change and vary by club, so ask each club directly.
The rest of the week fills in with the ordinary: errands at Sawgrass Village, groceries, friends visiting from up north, a sunset over the Intracoastal. If you would rather live in an age-restricted setting, Nocatee, just west across the Intracoastal, includes Del Webb Ponte Vedra, a gated active-adult (55+) neighborhood built around its Anastasia Club.
Taxes: How They Work in 2026, and What Could Change
No state income tax. The Florida Department of Revenue states that Florida does not impose a personal income tax. Your Social Security, pension and retirement account withdrawals are not taxed by the state, though federal tax still applies.
Homestead exemption. Once you own and live in your Florida home as your permanent residence, you can apply for the homestead exemption. For the 2026 tax year it is up to $51,411: $25,000 applied to all property taxes, including school taxes, plus an additional $26,411 applied to non-school taxes. That second piece is now adjusted for inflation each year. In St. Johns County, the deadline to file is March 1.
Save Our Homes cap. Starting the year after your homestead exemption is granted, the assessed value of your home can rise by no more than 3% or the change in the Consumer Price Index, whichever is lower. The Florida Department of Revenue set the 2026 cap at 2.7%. The benefit generally does not pass to a buyer, so when a home sells, its assessed value resets for the new owner. If you are moving from another Florida homestead, portability can carry up to $500,000 of that benefit to your new home.
Amendment 3 on the November 3, 2026 ballot. Voters will decide a constitutional amendment that needs at least 60% approval. According to the Property Appraisers' Association of Florida, if it passes it would:
| Item | Current law (2026) | If Amendment 3 passes |
|---|---|---|
| Non-school homestead exemption | $25,000 plus $26,411 | Up to $150,000 in 2027 and $250,000 in 2028 |
| School taxes | First $25,000 exempt | No change: first $25,000 exempt |
| New Florida residents | Same exemption as everyone | Residents as of Dec. 31, 2026 qualify for the larger amounts. People who become residents on or after Jan. 1, 2027 start at $50,000 and become eligible for the larger exemption on Jan. 1 of their fifth year with a homestead. |
| Save Our Homes and portability | 3% or CPI cap; portability | No change |
If you are two to five years from retiring here, that residency date matters. Check the election results after November 3 and talk with a tax professional before you set your timeline. The exemption also does not reduce non-ad valorem charges such as CDD assessments.

Health Care Close to Home
For many retirees, this is the deciding factor. We ran OpenStreetMap routing on October 28, 2026 from the Ponte Vedra Inn & Club on Ponte Vedra Boulevard:
- Mayo Clinic in Florida (4500 San Pablo Road, Jacksonville): 5.9 road miles.
- Baptist Medical Center Beaches (1350 13th Avenue South, Jacksonville Beach): 3.3 road miles.
Baptist Health also runs Baptist HealthPlace at Nocatee at 400 Colonnade Drive, with services such as lab work. Ponte Vedra Beach is long and narrow, so if you are looking in South Ponte Vedra or near Guana, map the drive from that exact address.
What It Costs Beyond the Price Tag
Home prices. FlexMLS market statistics for residential sales in ZIP 32082, from October 2025 through September 2026, show monthly median sold prices between $825,000 and $1,200,000. In September 2026 the median sold price was $1,000,000, the median list price of active listings was $954,500, and there were 226 active listings. Condos and townhomes are included in those figures, so the price of a specific single-family home can sit far from the ZIP-wide median in either direction.
Insurance. Wind coverage is the big line item, and the roof, windows and construction drive the quote. Flood insurance is a separate policy. If your homeowners coverage ends up with Citizens Property Insurance, most Citizens policies that include wind must carry flood coverage by January 1, 2027, whatever the flood zone. Get quotes during your inspection period, not after.
HOA and CDD fees. Many Ponte Vedra neighborhoods have homeowners association dues, and some newer communities nearby carry CDD assessments that appear on the property tax bill. Amounts vary widely, so ask for the estoppel letter and check the non-ad valorem section of the most recent tax bill for any home you are considering.
Heat, Hurricanes and Traffic
Summers are long, hot and humid. Plenty of residents shift walks, golf and yard work to early morning and evening. Hurricane season runs June 1 through November 30. Look up your evacuation zone on the Florida Division of Emergency Management's Know Your Zone map or St. Johns County's My Evacuation Zone Locator, and know your plan before the first storm of the season.
Traffic is the other daily reality. A1A and J. Turner Butler Boulevard carry most of the trips in and out of Ponte Vedra Beach, and both slow down at rush hour and on busy beach weekends. Living near the services you use most, and timing errands around the commute, makes a real difference.
